Wealth Builder is a first-lien HELOC (Home Equity Line of Credit) that functions as both a mortgage and a checking account in one product. It is structured as an open-ended line of credit, which means borrowers are not locked into a fixed amortization schedule. Instead, they reduce interest and accelerate payoff by actively managing their cash flow through the account.
A traditional mortgage front-loads interest: a higher portion of every early payment goes to interest rather than principal. Wealth Builder removes that constraint. Borrowers control how quickly they pay down the balance based on how much money they deposit and how they manage day-to-day expenses. The more surplus income that flows through the account, the faster the principal drops and the less interest accrues.
Deposits made into the linked Wealth Builder bank account are applied to the outstanding principal balance through an automated nightly sweep. Because interest accrues daily on the remaining balance, every dollar of principal reduction immediately lowers the next day's interest charge. Over time, this compounding effect can produce substantial interest savings.
At closing, the borrower receives a debit card, checkbook, and online account access. The account is held at Northpointe Bank. Borrowers can manage transactions, pay bills, and move funds directly from the account, just like a standard checking account. No. Full account use is not required. Borrowers may keep their existing checking accounts and transfer surplus funds into Wealth Builder as they choose. Some borrowers prefer to route all income and expenses through the account to maximize savings. Others take a hybrid approach, transferring excess funds periodically. Both strategies produce results. The more actively the account is used, the greater the benefit.
Years 1 to 10: Payments are interest-only based on the outstanding balance. Years 11 to 30: The credit limit begins declining each month. Payments are structured to ensure the outstanding balance stays within the declining credit limit.
