How it works

Using the mortgage payment calculator.

Here is what each field means and how the estimate is put together.

What the inputs mean

Home price
The purchase price of the home.
Down payment
Enter a dollar amount or a percent of the home price. The two boxes stay in sync, and changing the home price keeps the same percent.
Interest rate
The yearly rate used for principal and interest. The calculator opens with an example rate. Replace it with a rate you were quoted or want to test.
Loan term
Years plus any extra months (0 to 11). The total number of months shows below the boxes.
Annual property tax
Your yearly property tax. The calculator divides it by 12.
Annual homeowners insurance
Your yearly insurance premium, divided by 12.
Annual HOA / other
Yearly HOA dues or other housing costs, divided by 12. If you know a monthly HOA amount, multiply it by 12 first.

How to read your results

  • Est. monthly payment adds principal and interest, property tax, insurance, PMI when shown, and HOA or other costs.
  • Each line shows its monthly amount and its share of the total. The chart shows the same split.
  • A PMI line appears when your down payment is under 20%. It is estimated at 0.55% of the loan amount per year.
  • Loan amount is the home price minus your down payment.
  • Total interest paid is the interest over the full term if every scheduled payment is made, with no extra payments.

What this calculator does not include

  • Closing costs, prepaid items, or cash needed at closing.
  • Upfront program fees, such as FHA upfront mortgage insurance or a VA funding fee.
  • Your actual mortgage insurance. The PMI line is a flat estimate, and mortgage insurance works differently by loan type.
  • Flood or other extra insurance, special assessments, utilities, and maintenance.
  • Changes over time. Property tax, insurance, and HOA dues can go up or down.

FAQ

Mortgage payment questions.

Is this payment estimate a loan offer?

No. The results are estimates for educational purposes, based on the numbers you enter. They are not a rate quote, a loan approval, or a commitment to lend. All loans are subject to approval.

Does the interest rate in the calculator reflect today's rates?

No. The calculator opens with an example rate so it can show a result. Replace it with a rate you were quoted or want to test. To see current options for your scenario, use Shop Rates or talk with a loan officer.

Why does PMI show up in my results?

When your down payment is under 20% of the home price, the calculator adds an estimate of 0.55% of the loan amount per year, divided by 12. Actual mortgage insurance depends on your loan type, credit, and down payment.

Where do I find property tax and insurance amounts?

Property tax is often listed on the home listing or the county tax bill. For insurance, a quote from an insurance agent gives you an actual number. Enter both as yearly amounts.

What does total interest paid mean?

It is the interest you would pay over the full loan term if you make every scheduled payment and no extra payments. To see how extra payments change it, try the extra payment calculator.
